- Confirm the architectural teamContact Jonathan Strnad about interest, availability, continuity with the earlier work, and Carmel historic-resource experience.
- Assemble the recordGather the historic evaluations, permit record, 1994 carport-enclosure plans, 2019–2020 correspondence, Design Study submissions, original drawings, and historic photographs.
- Obtain an independent preliminary opinionRetain an architectural historian for a focused review of significance, integrity, the earlier removal/re-listing record, and whether an Inventory-removal request is professionally supportable.
- Choose the historic-status pathUse the preliminary opinion to decide whether to pursue removal or proceed with a historic-compliance design strategy.
- Restart concepts at a modest scaleRevisit the rear-addition work, remove or relocate the rooftop-deck conflict, and study an ADU conversion within the later garage enclosure.
- Review each concept before detailed draftingHave the historian identify conflicts with character-defining features and preservation standards before substantial design expense.
- Seek targeted legal advice only when neededUse land-use counsel for an Inventory-removal filing, an appeal, or a specific ADU-law question.
