Primary suite & new primary bathroom

  • Primary suite conversion
    • Reconfigure the current bedroom as the primary suite.
    • Level the floor to match the rest of the house.
    • Replace the interior door.
  • Design new primary bathroom
    • Bathtub.
    • Curbless shower.
    • Floating toilet/bidet combination.
    • Sink.
  • Openings and daylight
    • Add a single-sash, all-wood tilt-and-turn window to the primary suite, preferably on the stucco side of the house; make it private with tinted glass.
    • Relocate the primary-bedroom skylight.
    • Add a skylight to the primary bathroom.
  • Comfort systems
    • Add thermo-electric floor heating to the primary suite and primary bathroom.

Guest-bathroom addition

  • Guest bathroom
    • Design new guest bathroom
      • Floating toilet/bidet combination.
      • Curbless shower.
      • Sink.
      • Consider a skylight.
      • Consider a bathtub if it fits.
      • Assess whether the existing 24-inch doorway can be retained; if it is the principal guest-bathroom entrance, study widening it, preferably to a 32-inch nominal door, subject to City plan review.
  • Utilities and services
    • Provide water-supply and sanitary-sewer piping to the new addition.
    • Relocate gas piping as required for the new bathroom addition.
  • Interior completion
    • Replace the interior door.
    • Add thermo-electric floor heating to the guest bathroom.

Kitchen completion

  • Kitchen build-out
    • Cabinetry
      • Complete the cabinet fronts.
      • Consider a cabinet with an integrated drying rack.
    • Surfaces and fixtures
      • Install Caesarstone Fresh Concrete countertop.
      • Backsplash: TBD.
      • Install a new undermount sink.
      • Install new faucets.
    • Appliances

Original bathroom conversion into laundry/storage room

  • Laundry and storage conversion
    • Convert the current bathroom into a laundry and storage room.
    • Provide a 220V electrical outlet for the washer/dryer.
  • Vent-wall work
    • Carefully demolish the wall enclosing the washer/dryer vent between the bathroom and kitchen.
    • Salvage and reuse the redwood elsewhere.
    • Repair the wall after the work is complete; drywall is acceptable if the salvaged original redwood is needed elsewhere.

Living room & fireplace

  • Fireplace
    • Repair the gas fireplace.
    • Evaluate an electric alternative.
    • Build a new front cover.
  • Built-in sofas
    • Build built-in sofas that convert into a sleeping bed.
    • Reupholster two twin mattresses and add back-support pillows, following the original design.

Landscaping & outdoor living

  • Landscape design
    • Consult a landscape designer to complete the landscape design.
    • Design the front landscape.
  • Privacy and storage
    • Build a bamboo privacy screen according to the original design.
    • Add storage by the fence.
  • Patio and outdoor dining
    • Repair the concrete patio.
    • Provide electrical power at the fire pit.
    • Consider gas or electric heaters over the dining table; assess the additional work required around the house for routing and service.

Roof, exterior envelope & openings

  • Roof
    • Add a cantilevered roof over the primary suite with integrated electrical lighting.
    • Level the top roof using tapered insulation.
    • Keep the straight rear line of the lower roof horizontal while providing the slope needed for drainage.
    • Evaluate a boxed wooden gutter system.
    • Use light-gray TPO roofing to reference the color of the original metal roof.
    • Provide downspouts; galvanized metal is acceptable.
    • Replace the fireplace flue.
    • Paint the fascia board Benjamin Moore Pale Avocado 2146-40, if appropriate and consistent with the original design.
  • Windows and skylights
    • Repair the original clerestory windows.
    • Confirm and specify three electrically operable Velux skylights to replace the existing living-area skylights.
    • Assess the remaining original nonstandard hallway skylight and determine whether it should be repaired or replaced.
  • Sliding doors
    • Replace the original sliding doors and frames with a lift-and-slide system whose interior handle is flush with the door and does not project into the room, allowing pocket-door-like clearance.
      • Ask Monterey Coast Door & Supply whether it can restore the existing redwood panels or reproduce them, rather than assuming a Fleetwood replacement.

  • Siding and insulation
    • Repair the siding; weatherproof and insulate the single-layer redwood lap walls along the sofa wall and hallway wall, where gaps are present.
      • Preferred siding assembly: construction-heart redwood over a rainscreen.
      • Alternate siding assembly: smooth fiber-cement siding over a rainscreen.
    • Study replacement of the front wood cladding with stucco consistent with the original house design.
      • Color option: Benjamin Moore Yellow Marigold 2155-30.
  • Exterior additions
    • Add outdoor storage behind the sofa wall.
    • Add a new exterior entrance.
